Lillie R. Campbell House is a 96-unit mixed income housing community for seniors 55 and older located in Atlanta, GA. Just five miles from downtown, the residents are surrounded by various area amenities such as shopping, dining, entertainment, and medical facilities. The property is also near major transportation hubs and public transportation stops allowing for easy access to the greater Atlanta metropolitan area.
The property was built in 2007 and placed in service in 2008 under the Section 42 Low Income Housing Tax Credit (LIHTC) program. There is an existing regulatory agreement in place which requires 86 units to be rented to income qualifying residents earning no more than 60% of Area Medium Income (AMI) limits, which are provided by the Urban Residential Finance Authority of the City of Atlanta. The remaining units are unrestricted. Furthermore, there is an AHA Contract effective for 10 years starting on June 1, 2015, and ending May 31, 2025. Per the AHA Contract maximum rents are restricted to LIHTC rents. The property is still within its initial tax credit compliance period.
