The Courtyards at Ridgecrest Apartments I & II is a 114 unit affordable housing community located in Nampa, ID. As Nampa continues to grow, the property has benefited from its close proximity to I-84, College of Western Idaho, Super Walmart, WinCo, Ford Idaho Center Arena, and the Nampa Gateway Center.
Courtyards at Ridgecrest was built and placed in service in 2002 (Phase I) and 2004 (Phase II) under the Section 42 Low-Income Housing Tax Credit (LIHTC) program. There is an existing regulatory agreement in place with Idaho Housing and Finance Association, which requires 98 units to be rented to income qualifying tenants earning no more than 30%, 30% HOME, 40%, 40% HOME, 50%, and 60% of the Area Median Income. The remaining units are to be rented at market rate. Both Phase I and Phase II are out of the initial 15-year tax credit compliance period.
